Our observations and interpretations of the <br />distress are consistent with this explanation. <br />In addition to the recent foundation movements affecting the eastern portion <br />of the house, we observed other conditions that can be attributed to normal <br />aging and long-term. exposure to the elements. In particular, the upper <br />portion of the south wall near the southeast corner of the house is badly <br />damaged from moisture infiltration. <br />RECOMMENDATIONS <br />It is our recommendation that you closely monitor the structural cracks and <br />separations within the house. We are hopeful that the foundation <br />movements have, in fact, stopped and that a limited scope of structural and <br />cosmetic repairs can be undertaken. If, however, the movements continue <br />and further distress develops, a more substantial program of repairs to the <br />strucivre and the foundation system may be required. <br />Leakage problems at the upper roof scuppers should be corrected and the <br />water-damaged portions of the south wal! should then be rebuilt. We also <br />recommend that you take steps to improve the surface drainage along the <br />south and west elevations of the house. <br />We appreciate the opportunity to provide this engineering assessment.
