RE: <br />FILE: Our Project No. 25,016-01 <br />SITE VISIT <br />Site Visit Observations <br />Tatum Residence <br />Solitario Ranch <br />12630 Highway 12 <br />Weston, Las Animas County, CO <br />On February 23, 1995, I met at the Tatum residence with Carl Gerity of Pioneer Engineering, <br />Consulting Engineers. The purpose of the visit was to observe the condition of the residence, <br />and develop engineering opinions with respect to cracks which have developed in the <br />structure. <br />RESIDENCE DESCRIPTION <br />The structure was built in the 1930's, and is an adobe ranch-style building. The adobe blocks <br />have plaster covering on the outside and inside. The main building is a one-story structure <br />except for the front end where there is a two-story portion which contains bedrooms. The <br />kitchen is found at the rear of the house. There is a partial basement below the kitchen area. <br />Attached to the rear, southwest, of the residence, is a covered patio extending to a garage, <br />leaving the overall footprint including the residence, the patio and the garage, an L-shape. The <br />house itself is rectangular. <br />The basic construction of the residence is stucco covered adobe walls with exposed log ceiling <br />beams and rough-hewn roof ceiling boards. This is a southwestern style home with fireplaces <br />inmost of the rooms. For the purpose of this memorandum the front of the house is assumed <br />to be east. <br />INSIDE OBSERVATIONS <br />My observations inside the residence are as follows. <br />We entered the residence through the rear patio door. This enters into the kitchen, which I <br />understand has been recently remodeled by the current owners, knocking out some previous <br />partition walls and adding some skylights. However, the basic log roof beams are still in <br />place. <br />The room immediately east of the kitchen is a dining room. There is a fireplace in the <br />southwest corner, a narrow window in the east wall, and doors to adjacent rooms in the east <br />a: rd north walls. There are cracks in the stucco plaster in the southeast corner of the room, <br />where corner the plaster is cracked and moderately buckled up to about 1 /4". The plaster is <br />probably becoming locally separated from the adobe. At the south wall, at the floor board, <br />there is a separation at the molding of between 1/13" and 1/4" where there is a relative <br />outward movement center of the wall. There is minor plaster cracking around most of the <br />window openings with more extensive cracking at the top.
