05052 Banks and Gesso, LLC <br />3.0 Existing Conditions <br />See attached Existing Conditions Map that follows this section. <br />The current land use of the site is rangeland, with a small existing gravel mine located in <br />the south central area of the proposed permit boundary. Routt County issued a Special <br />Use Permit for the existing gravel mine, Hewes Pit, dated November 23, 1976. This site <br />was also issued a Construction Materials Regular 110 Operation Reclamation Permit <br />#M-1978-314 by the Colorado Mined Land Reclamation Board. The applicant has an <br />approved DMG application for the proposed expansion. <br />County Road 3 and County Road 5 run through the property. An underground telephone <br />line runs along County Road 5 and County Road 3. An underground utility line runs <br />along County 5 and the southern portion of County Road 3. South of County Road 5 are <br />houses and other items which will be removed. <br />There are 5 springs on the eastern edge of the property. Dense vegetation is present <br />along the eastern edge of the permit boundary. Other vegetation known to be on the <br />site is Big Sage, Green rabbitbrush, Bluebunch wheatgrass, Junegrass, Nevada <br />bluegrass, Slender wheatgrass, Sedge, Fescue, Penstemon, and Umbrella Plant. <br />Mule Deer, Meadowlark, Badgers, Elk, and Coyote are mammals known to use the site <br />throughout the year. This area is a known habitat and food source for the Greater Sage <br />Grouse. <br />Angus Investment, LLC is the owner of all surface rights and mineral rights on the <br />property to be permitted.
