Bailey, Esq. <br />Subject: Consultation <br />Tatum Residence <br />12630 Highway 12 <br />Near Weston, Colorado <br />Job No. 21,239 <br />Dear Mr. Bailey: <br />At your request, the Tatum Residence located at 12630 Highway 12 near Wesson, <br />Colorado was inspected on February 14, 1994. The residence inspection was performed <br />by Robert W. Thompson of CTL/Thompson, Inc. and Kent Peterson of KLP Engineers. <br />A representative of the owner was on-site to allow access to the structure. This report <br />presents a summary of observations made during the inspection, conclusions regarding <br />damage to the structure and opinions as to the likely causes of the damage. <br />Description of Construction <br />The structure is on a property owned by Mr. & Mrs. Tatum located near Weston, <br />Colorado. The residence is a traditional adobe structure. A general plan of the structure <br />is presented on Fig. 1. For purposes of discussion in this report, north is assumed to be <br />as indicated by the arrow on Fig. 1. The structure is long and relatively narrow. The <br />main structure is two-stories high for approximately the east third with the remainder of <br />the building one-story. There is a relatively small basement at the west end of the <br />structure. A covered patio connects the residence with atwo-car garage. The building <br />and appurtenances appear to have been constructed with adobe walls. There is an <br />adjacent courtyard on the south side of the structure which also has adobe walls. The <br />age of the structure is unknown. In documents provided by your firm, the County <br />building inspector indicates the structure was built in 1900. One other individual in a <br />deposition indicated that he had been familiar with families in this structure for 45 years. <br />The owner's representative indicated the original house had been plastered with <br />mud stucco and at some time the mud stucco was covered with stucco made with <br />cement and sand. The walls are quite thick and appear to be traditional adobe <br />construction. Very little could be seen in the basement, however, the access to the crawl <br />space was open sufficiently to show the existence of rock foundations.
