Rights or claims of parties in possession not shown by the public records. <br />2. Easements, or Claims of easements, not shown by the public records. <br />3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which <br />a correct survey and inspection of the premises would disclose and which are not shown by the <br />public records. <br />4. Any lien, or right to a lien, for services, labor or material heretofore or hereafter furnished, im- <br />posed by law and not shown by the public records. <br />5. Defects, liens, encumbrances, adverse daims or other matters, if any, created, first appearing in <br />'the public records or ottathing sub;equenf to the effective date hereof but prior to the date the <br />proposed insured acquires of record for value`ihe estate or interest or mortgage thereon covered <br />by this Commitment. <br />6. Any and all unpaid taxes, :assessments and unredeemed tax sales. <br />7. Title to all minerals within and underlying the prertlises together with all <br />mining rights and other rights; privileges and immunities relating thereto. <br />8. All roads, railroads, highways, alleys, water rights, ditches, canals, <br />reservoirs, pipelines, rights of way, utilities and easements therefor. <br />9. Right of play agreement from crank Maldonado to .the City of walsenburg <br />dated and recorded MArch 16; 1973 in Book 332, Page 543. <br />10. Deed of trust from Frank Maldonado to the Public trustee far the use of <br />first NAtional Bank in Walsenburg dated June 16, 1982 and recorded June 23, <br />1982 in Book 363, Page 950. <br />11.
