EXHIBIT C <br />The Shores Rezoning/ODP Amendment <br />Conditions of Approval <br />Sheet 1 <br />On the Vicinity Maw remove secondary roadways that currently do not exist (e.g. east-west <br />road across Crossroads PUD). <br />2. Retitle the document to clarify it is an amendment of a portion of the previously approved <br />ODP. <br />Sheet 2 <br />3. In the Owner/Developer section, reference the other ]and owner shown in the title <br />commitment as all record owners will need fo sign the ODP. <br />4. In the Technical Consultants section, remove individual names. <br />5. In the Proiect Concent section, replace the terms "most likely," "will likely" and "will most <br />likely" with "are intended to." <br />6. In the Proiect Concept section, third paragraph, remove the phrase "possibly neo-traditional." <br />7. In the Proiect Concept section, sixth pazagraph, replace the word "dedicated" with the word <br />"donated." <br />8. In paragraph three of the Proiect Conceit section, clarify that if attached single-family <br />residential units are proposed at the time of Preliminary Development Plan, such land uses <br />shall be compatible with and appropriately transitioned from other residential product types. <br />9. In the Regional Impacts section, replace the term "is paying its fair shaze"with "will pay the <br />Town's then-current Impact Fees," and add at the end of such first sentence "in addition to <br />completion of any regional infrastructure improvements that maybe required at the time of <br />development." <br />10. In the Utilities section, remove "Central Weld County Water District." <br />11. In the Utilities section add the statement "the Developer may also consider the formation of a <br />Title 32 Special District to assist in public improvement financing, as may be approved by <br />the Town." <br />13 <br />
