Warranty Deed sufficient to convey the fee simple estate or interest in the <br />land described or referred to herein, to the Proposed Insured, Schedule A, <br />Item 2A. <br />2. Release of the Deed of Trust from Suzan C. Folletz and Steven L. Eber to the <br />Public Trustee of Weld County for the benefit of Gateway Credit Union to <br />secure an indebtedness in the principal sum of $ 93,411.11, and any other <br />amounts and/or obligations secured thereby, dated September 18, 1998 and <br />recorded October 9, 1998 at Reception No. 2645836. <br />3. Release of the Deed of Trust from Steven L. Eber to the Public Trustee of Weld <br />County for the benefit of Bank of Colorado to secure an indebtedness in the <br />principal sum of $ 175,000.00, and any other amounts and/or obligations <br />secured thereby, dated July 11, 2003 and recorded July 17, 2003 at Reception <br />No. 3084618. <br />NOTE: IF THE SALES PRICE OF THE SUBJECT PROPERTY EXCEEDS $100,000.00 THE SELLER <br />SHALL BE REQUIRED TO COMPLY WITH THE DISCLOSURE OR WITHHOLDING PROVISIONS OF C.R.S. <br />39-22-604.5 (NONRESIDENT WITHHOLDING). <br />
