use for emergency and incidental access only and shall not include the right of use by heavy trucks or equipment in connection with sand and gravel or other operations on the Land. (c) any right, title and interest of Seller in and to any adjoining or adjacent streets, roads, or rights-of--way, all vacated alleys, streets and roads, strips and gores of land adjoining the Land (other than the strip of land not less than 100 yards wide abuting the northern boundazy of the Yampa River, which Seller expressly reserves the specifics of which shall be mutually a,eed upon by the parties) and specifically including an easement for water discharge lines and incidental access from the above described land to the Yampa River, ,. (d) all structures, fixtures, houses, buildings, pumps, wells, irrigation improvements and other improvements on the Land, if any, and atl other property rights appurtenant thereto, and (e) Sufficient water and related water rights to conduct sand and gravel operations, including dust suppression, and for reclamation of the Land during and after completion of sand and gravel extraction and processing operations, and for a substitute supply plan and/or an augmentation plan for the Land, all such water to be derived from Seller's rights in the Weiskoph Ditch and the enlargement of the Weiskoph Ditch in an amount not to exceed the first one cubic foot per second (1.0 cfs) out of Seller's rights in the Weiskoph Ditch, which rights have a priority date of September 4, 1889 and a date of decree of September 20, 1906 and priority number of 83a decreed for 2.0 cfs and the enlazgement of the Weiskoph Ditch which has a priority date of June 1, 1903 and a date of decree of September 14, 1946 and priority number of 288c decreed for 3 cfs.
