<br />SAID CONDITIONS are as follows: <br />1. Designation: That all of the said Lots, except Lot <br />designated AGRICULTURAL ONE (A-1), and may be used <br />no other purposes than are hereinbelow defined. <br />2. Minimum Requirements: Each dwelling must have as a minimum <br />complete sanitary facilities, including among others a lavatory, <br />toilet, wash basin, tub or shower, kitchen sink, and must be <br />connected to a liquid waste disposal system in conformance <br />with Pueblo County Health Department requirements. <br />Mobile homes are expressly prohibited from permanent installation <br />on the parcel. A temporary mobile dwelling unit may be used <br />during the construction of a permanent dwelling, but in no <br />event fora period greater than six (6) months. Immediately <br />upon completion of such construction, such temporary unit <br />shall then be removed, or stored on the parcel, but shall not <br />be permitted further permanent occupancy. <br />Modular home construction, known variously as factory built, <br />pre-fabricated and unitized, may be permitted for a dwelling <br />facility subject to the following additional restrictions: <br />The dwelling shall be no less than 24 feet wide, and in <br />all other respects complying with minimum square footages <br />as herein set forth. <br />Concurrent with the installation of the modular dwelling, <br />construction of appropriate garage, porches, breezeways, <br />planters, patios, etc. shall occur, such that the appear- <br />ance of prefabrication is effectively eliminated. <br />3. All other provisions of these Restrictions shall apply to <br />modular construction. <br />B. Size: All dwellings shall have a minimum of 1,000 square feet <br />of liveable area under one roof. Any combination of duplex, <br />or dwelling and guest house, shall have a minimum combined <br />liveable area under roof of 1,800 square feet. <br />Structure Requirements; No dwelling shall be installed and no <br />construction shall commence until a building or other required <br />permit has been obtained from the appropriate governing body, <br />or bodies, having jurisdiction. Plumbing, heating and electrical <br />installation shall be in accordance with all applicable codes. <br />When the construction of any structure begins, the work must <br />be prosecuted diligently and in workmanlike manner, and the <br />exterior thereof must be completed within six months from the <br />date construction begins, unless delays shall be caused by <br />strikes, labor disputes, Acts of God or other acts beyond the <br />
