The Office Building was used for records storage for a number of
years, but sustained significant water damage due to a water main break and has deteriorated over the years due to
disuse and lack of maintenance. Given its current deteriorated condition and lack of use, TCC feels that the building
represents a potential safety hazard and eyesore, and desires to demolish the building and stabilize the site.
Accordingly, TCC has proceeded with an asbestos and hazazdaus materials assessment, and completed necessary
asbestos abatement measures in early 2005 at a cost of approximately $30,000. The Office Building encloses a
volume of approximately 190,000 cubic feet. Demolition will result in approximately 2,100 cubic yards of demolition
debris, which will be loaded, hauled off-site, and disposed of at the local landfill in Milner. The concrete slab
foundation will remain in place at this time. Demolition and disposal costs are estimated at approximately $50,000.
We would like to proceed with this project as soon as possible to take advantage of favorable weather and ground
conditions. We appreciate your consideration and cooperation in expediting review of this revision application.
Please feel free to contact me at (970) 870-2712 with any questions regarding this submittal package or to discuss
related matters.
Best
i /~!'
3nvironmental Group
Coal Company
cc: M.
