The small basement portion of the structure is founded at greater depth and <br />in my opinion on soils that are more likely to be stable. As a result, the other <br />portions founded at shallow depths are more likely to move differentially with <br />the basement area and create potential for differential cracking. <br />To summarize my opinions, the problems that have occurred with this <br />residence I believe are inherent with true adobe construction and the age of the <br />structure. This combined with the drainage, both surface and the roof drainage <br />conditions, lead to deterioration of the mud brick.
