FULL AMID FINAL RELEASE OF ALL CLAIMS

<br />I4`fOW ALL ivIEN BY THESE PRESENTS:
<br />WHEREAS, Jazle Halsnes (hereinafter referred to as "Mr. Halsnes") has asserted
<br />certain claims against More Family Ranches, LLC, a Colorado limited liability company
<br />(hereinafter referred to as "More Family Ranches"}, in Case No. O1CV32 in the District
<br />Court of Routt County, Colorado, and in the Case No. 02CA733 in the Colorado Court of
<br />Appeals, said action arising out of a dispute between the parries arising in Routt County,
<br />Colorado; and
<br />WHEREAS, the parties to this agreement dispute the claims and defenses thereto set
<br />forth by the other; and
<br />WHEREAS, the parties to this agreement each expressly deny any liability with
<br />regard [o the losses allegedly sustained by the outer; and
<br />WHEREAS, the pardes to this agreemen[ aze desirous of an amicable, full and final
<br />resolution of this dispute between them;
<br />NOW, THEREFORE, for and in consideraron of tine execution of, among other
<br />things, an Option Aa Bement, of even date herewith, ber~een the parties, the parties do
<br />hereby compromise all claims of every kind and a:iture against each other, their insurers,
<br />principals, agenu, successors, assicrs, spouse<_, hairs and regal representatives, arising from
<br />[he above referenced civil action, and do hereby unconditionally and completely release and
<br />forever discharge the above-named parties, *heir insurers, principals, agents, successors,
<br />assigns, spouses, heirs and legal representatives., from any and all past, present or future
<br />claims, demands, obligations, damages, ezpen~es, causes of action or suit, of any nature
<br />whatsoever, including claims for attorney fees and costs, on account of any injuries or
<br />damages, known or unknown, both to person and property, which have occurred or resulted
<br />prior to the date hereof from the incident which fortes the subject matter of the above-
<br />referenced civil action;
