Durant Ave., Suite 4A <br />Aspen, Colorado 81611 <br />PRELIMINARY DEVELOPMENT SCHEDULE <br />This preliminary development schedule pertains to a portion of <br />the Diamond A Ranch located in Garfield County, Colorado, which is <br />currently under contract by Aspen Glen Go 1f Partners, Ltd. ("Aspen <br />Glen"). It is the intent of Aspen Glen to develop the Diamond A <br />Ranch and the adjacent Sievers Ranch into a master planned golf and <br />residential community to be known as The Aspen Glen Club. To that <br />end, the following is the proposed development schedule of that <br />portion of the Diamond A Ranch which is currently covered by the <br />permit issued by the Colorado Mined Land Reclamation Division for <br />the North Thompson Creek Mine (the "Permit Area"). <br />Following the approval of the Aspen Glen PUD by Garfield <br />County, the Permit Area will be developed into a private golf <br />course designed by Tom Weiskopf & Jay Morrish. This will be the <br />first phase of construction undertaken by Aspen Glen, and is <br />presently planned for the Spring of 1993. Construction of the golf <br />course is planned to commence prior to or concurrently with the <br />first phase of residential homesites. The proposed construction <br />schedule is as follows: <br />1. Mass excavation and grading of the Permit Area according <br />to plans and specifications of the golf course architect. This <br />will begin in early Spring 1993 and will be completed in 90 days. <br />2. Fine shaping and feature construction will follow and <br />will require 60 to 90 days to complete. During the final stage of <br />the fine grading, irrigation will be installed, greens and tees <br />will be begun and trees will be planted. <br />3. Grassing of the Permit Area should occur in the late <br />Summer or early Fall of 1993 and great care will be taken to insure <br />that there will be no loss of grass by erosion over the Winter <br />season. <br />4. The course will undergo a period of "maturation" <br />including intensive fertilization, watering and mowing and should <br />be ready for golfers by late Summer of 1994. <br />The foregoing schedule may be accelerated or delayed by a <br />number of factors, but if any modifications occur, Aspen Glen <br />anticipates that commencement and completion will occur at an <br />earlier date than contemplated above. <br />All of the construction outlined above will be performed by a <br />general contractor familiar with and experienced in the <br />
