Mr. Bill York-Feirn
Page Two
June 21, 1993

Also, the analyzing cost of concrete disposal on
site of 5.06/cy = 37.5 x 5.06 = 189.75
Add shop floor 1500 x 2.26 = 3,475.00
footing 160 x 8.27 = 1,356.00
batch plant floor 600x 2.26 = 1,390.00
Total charge to remove
and dispose $6,410.75
6410.75 = 37.5 = 170.95 cy
We are being charged on our bond $6,410.75 to
remove two (2) of our semi-end dump loads of concrete. I feel
you need to look at several other factors:
1) ?de are in an area where concrete disposal is easy.
As a ready-mix producer, we generally generate between
75-250 cy of extra, unused ready-mix per year in our
clean-out pond. Being an agricultural area, farmers and
ranchers pay of to haul it to them to be used for
everything from fill to rip-rapping waterways.
2) Rio Blanco County operates a landfill within 8
miles of our pit and accepts concrete as well as the rest of
the trash free of any cost. Round trip of 30 minutes/truck.
Cost estimate $60-90.00 less loader.
3) I feel it is unfair to use metro area disposal or
recycling costs in our area as we are able to dispose of
it in cheaper ways.
The last point I'd like to make is it is our feeling under Rio
Blanco County's present master zoning plan under the properties
Heavy Industrial Use Zoning and a conditional use permit the shop and batch
plant could stay indefinitely As cost of materials are easlly to
batch plant at a cost cheaper than moving the plant to the aggregates
we could easily see keeping the plant in this location as it is located
close to our market for concrete, the town of Pieeker. This is standard
in the ready-mix industry as you can move the raw materials cheaper
than hauling the finished product, concrete, so you don't necessarily have
ready-mix plants located in active gravel operations.
Thank you for your consideration. If I've failed to clearly explain
myself, please feel free to call me.
Sincerely,
~~L.d
JOE P. CO*1RAD0
JPC/kwc
