Inclusions. The purchase price shall include all <br />chattels and fixtures, if any, that remain on the Property as of <br />the date of closing, which shall generally consist of miscellaneous <br />' used building material, junk furniture, tools or appliances, yard <br />implements or similar tangible personal property or household items <br />in and about the presently existing improvements or otherwise on <br />the Property.
