"EXHIBIT O" <br /> extended if proper zoning and permits cannot he procured <br /> prior to June 1, 1979 , but no later than October. 1 , 1979 . <br /> The Lessee further certifies it has in existence <br /> Workmen' s Compensation in an amount that complies with all <br /> local, city, county, state and federal laws governing the <br /> same on all employees of the Lessee, and further agrees to <br /> indemnify Lessor against any liability and claims for damage <br /> and injury to persons or property claims as a result of <br /> activities or omissions of. the Lessee, its agents or employees , <br /> during the term of this lease . Les.soll ,,grees that . it wi1. 1. <br /> maintain public liability insurance in the minimum amounts <br /> of $300, 000 for bodily injury, $50, 000 for property damage <br /> with an umbrella policy of $1 , 000, 000 in effect resulting in <br /> a minimum $1 , 000 , 000 coverage with the umbrella policy for <br /> bodily injury and to include the Lessor as an additional <br /> insured under this policy . Lessee also agrees to furnish <br /> certificates of coverage for Workmen ' s Compensation Liability <br /> Insurance to Lessors for their approval. on request . <br /> 7 . Default <br /> In the event any default occurs in the performance of <br /> any promises or condition of this lease by Lessee, Lessors <br /> shall have the right, at the option of the Lessors , to <br /> terminate the lease, and Lessors shall have the right to <br /> exclusive possession of the property and may dispor,sess the <br /> Lessee by reasonable force or by an unlawful detainer action <br /> under Colorado State Statutes . In addition, should Lessee <br /> default as aforesaid, Lessors shall have the right to claim <br /> damages to the premises, if any, caused by the Lessee and <br /> any and all royalties not paid . Should default occur. by <br /> Lessee, it agrees to pay all costs of necessary legal expense, <br /> including reasonable attorney fees incurred by Lessors and <br /> court costs , if a lawsuit is necessary , if Lessors prevail <br /> in said lawsuit . <br /> -6- <br /> "EXHIBIT 0" Source of Legal Right to Enter <br /> Page 7 <br />
