The existng point of ingress and egress is not in either of the <br />approved locations and staff is unable to locate information that a modificationco the access has been <br />approved. <br />Second, the existing Flood Hazard Development Permit (FHDP-87) narrative identifies that the permit is <br />for the proposed development of three structures: A Mobile Office for gravel pit operation and scale <br />house, a mobile home for the gravel pit caretaker, and a 78 x 60 SF shop building for equipment storage <br />- and maintenance. Per-the files in this office, the concrete batch plant has not been addressed through the <br />Flood Hazard Development Permit application process. The Flood Hazard Development Permit <br />application, submitted in 1986, and supporting documentation was provided by Gerry McRae of McRae & <br />Shor Engineers, was based on inrormation obtained from data produced in 1982. At the time of <br />application, the floodplain was mapped and delineated on FIRM Community Panel Map 080266 0637 C <br />dated 1982. The map did not identify the Floodway, as this map was produced and acknowledged by <br />FEMA in 1990 through FIRM Community Panel Map 080266 0006. <br />Third, gleaned from the records associated with this office, the majority of the on-site improvements <br />occurred between 1985 and 1992. A printout of the building permit activities is available in this office if <br />requested. Aseptic vault application was approved in 1999 for the shop building by the Department of <br />Public Health and Environment. Based on the aerial photography of the existing facility and operations, it <br />appears that all structures are located in the floodplain; however, an absolute determination has not been <br />assured with the documents provided by Varra Companies, Inc. The Department of Planning Services <br />requests additional information be provided to clarify this point. <br />The City of Greeley in their letter dated December 16, 2003 raises questions associated with berms and <br />
