In addition, Lessee shall pay any and all severance <br />and production taxes or either of them now or hereafter levied <br />against the operation or severance of the product removed by <br />it. Lessor shall pay the normal ad valorum taxes assessed <br />against their fee interest of said property. <br />4. Lessee is to keep accurate books, records <br />and scale tickets of the volume of clay or shale removed <br />from the demised premises and will at all reasonable times <br />make said records available to the•Lessor for inspection. <br />The clay shall be weighed at Lessee's scales or at such <br />other place as is convenient and mutually agreeable. <br />5. Lessee does agree to operate the demised <br />.. premises so as to recover the maximum amount of usable or <br />.. .. commercial clay, leaving SO foot pillars along tha exterior <br />lines of the above described tract, or such narrower pillars <br />as Lessor may agree to, so as to minimize so far as possible <br />. surface damage to the freehold. <br />6. Lessor reserves the right to cancel this lease <br />at the end of any lease year upon giving 30 days advance <br />notice of its election so to do. This election carp be <br />exercised only in case Lessor has received a bona i`ide offer <br />for the purchase of said property which it intends to accept. <br />However, upon receipt of any such offer and its election to <br />terminate this lease, Lessor shall advise Lessee o~: the <br />terms and conditions of said offer and hereby grant the <br />Lessee the right to meet said terms and conditions and <br />purchase said property for itself .. <br />3 <br />i, <br />
