LEASE AGREEMENT

"Lessor" and THE COUNTY OF CONEJOS, a body corporate and
po.Litic, acting by and through its Board of County
Commissioners, the mailing address and telephone number of

Co.Lorado, 81129, [phone], hereinafter referred to as
"Lessee":
1. That in consideration of the payment of the sums
hereinafter setforth and the keeping and performance of the
covenants and agreements by the .lessee as hereinafter more
particularly described, tl~e lessor hereby leases unto the
le:~see the following described real property situate, lying
and being in the County of Conejos, State of Colorado, to-
wit::
A tract of land located in the Northeast Quarter
~'ection 6, Township 32 North, Range 10 East, New Mexico
Principal Meridian, Conejos County, Colorado, more
particularly described as follows, to-wit:
Beginning at the Southeast Corner of the tract herein
described from which the East Quarter Corner of Section
6 (said quarter Corner being a marked stone) bears S.
00°01'17" W. a distance of 1993.90 feet; thence S.
89°53'30" w. a distance of 660.00 feet; thence N.
00°03'00" W. a distance of 660.00 feet; thence N.
89°53'30" E. a distance of 660.00 feet; thence S.
00°03'00" E. a distance of 660.00 feet to the True
Point of Beginning, containing 10.000 acres, more or
less. All corners of this tract are monumented by 24"
No. 4 rebar with an aluminum survey cap.
TOGETHER with all rights of way for ingress and egress
to the public roadways in closest proximity to the real
property above described.
2. TO HAVE AND TO HOLD the same with all appurtenances
unto the lessee from the first day of May, A.D., 1987, until
the first day of May, A.D., 1992, in accordance with the
terms and consideration hereinafter setforth.
3. The lessee shall have the use of the leased
property above described for the purposes of extracting
therefrom gravel to be used in the furtherance of the
governmental functions of the lessee.
4. The lessee shall have the perogative of extracting
gravel from the premises above described in accordance with
the n eds of the lessee. Lessor shall be entitled to
compe ation for the extracted gravel at the rate of
il~cents per ton or ~/, ~~ DOLLARS per load.
If ,the per ton rate is used the lessor may, at his option,
be compensated for the number of tons extracted by simply
measuring the area of extraction, the depth to which
extraction has occurred thereby determining the number of
cubic yards extracted and thereafter calculating the number
of tons extracted and payable.
