Zoning ' <br /> The property is situated in Boulder County and is zoned <br /> Agricultural. It is shown as a designated Aggregate Resource <br /> Area on the Boulder County Comprehensive Plan. <br /> Topography <br /> The site lies in the floodplain of South Boulder Creek. <br /> The floodplain is bounded on both sides by stream terraces. <br /> The site is relatively flat, dropping approximately 60 feet <br /> from the south to the north boundary. <br /> Water Resources <br /> Surface Water. South Boulder Creek lies a minimum of 440 <br /> • feet east of the proposed site. Irrigation is extensive <br /> along the creek and the stream flow is fully appropriated <br /> under the Colorado system of water rights. Several major <br /> ditches divert water upstream of the site. One of these, <br /> Dry Creek No. 2 Ditch, traverses the subject property and <br /> supplies a portion of the water for irrigated pasture lands. <br /> The balance of the irrigation water has been derived from <br /> ground water, ditch seepage, and return water flows from <br /> the land. The sizeable lake on site is the result of previous <br /> gravel mining. <br /> • <br /> Ground Water. The average depths to ground water on the site <br /> vary from 1 to 5 feet.
