GRACE 6 CO., a Connecticut corporation, <br />u <br />• <br />6 <br />n <br />U <br />f~ <br />rr. <br />K <br />c~ <br />c. <br />r: <br />,., <br />~~ <br />'; C'] <br />~N <br />gel <br />u ~. <br />P, $ <br />,~ <br />t P. <br />whose address is 7333 Quebec Street, Suite 8800, Denver, <br />Colorado 80207 ('Grace"), £or and in consideration of $10.00 <br />in hand paid and other valuable consideration, receipt of <br />which is hereby acknowledged, hereby sells and conveys to <br />H-C COAL COMPANY, a Delaware general partnership, whose <br />address is 3333 Quebec Street, Suite 8800, Denver, Colorado <br />80207 ("H-G"), its successors and assigns forever,~all of <br />Grace's right, title and interest in and to the £ollouing <br />described land situated in Routt County, Colorado, to-wit: <br />Township 5 North, Range 88 west of the 6th P.A1. <br />Section 31: SE1/4 <br />described under the Independent Resurvey as <br />Lots 11, 12, 19 and 20 of said Section 31. <br />Together with all water and water rights, <br />ditches, and ditch rights appurtenant thereto. <br />Grace warrants title against all persons claiming <br />by, through or under Grace, subject to taxes for 1978 payable <br />in 1979, and a deed of trust dated December 31, 1977 securing <br />payment of a five-year promissory note of Grace payable to <br />the order of Robert Ward Reubendale, Charles R. Baxter, Mary <br />Alice Amrine and Christopher O. Moffett in the amount of <br />$36,000.00. <br />By acceptance of this deed, H-G, for itself and <br />its successors and assigns assumes and agrees to pay and dis- <br />charge in due course all of the liabilities of Grace existing <br />on the date hereof arising. out of, or in any way relating to, <br />said land. <br />IN WITNESS WHEREOF, this deed has been executed <br />on 3anuary ,~O 1978. <br />W.
