• • <br /> In addition, from the irrigation ditch, the Burlington- <br /> O'Brien Canal , to the affected property run laterals or <br /> irrigation ditches which surround the perimeter of the <br /> property as shown by the dotted lines inside. As will be <br /> discussed In Exhibit G, the property owner has two shares <br /> of the Burlington Ditch water with which to Irrigate the <br /> property for agricultural purposes, each share being the <br /> equivalent of 3.37 acre feet. <br /> (b) Roads are to the South, an existing gravel access road <br /> as shown; to the East, the Colorado Boulevard right of <br /> way paved which dead-ends at the northern boundary of the <br /> property; and to the North, the 1-76 right of way and <br /> State of Colorado 74th Avenue ramp. <br /> In addition, as is shown on the map, splitting Parcel A <br /> from Parcel B is a 207 foot Union Pacific Railroad right <br /> of way upon which exists present trackage and is used <br /> daily. <br /> (c) Buildings within 200 feet of the adjacent boundaries are <br /> none. <br /> (d) Oil and gas wells and lines within 200 feet of the property <br /> are none except that the possibility of lines within the <br /> Colorado Boulevard right of way do exist which would be <br /> to the East of the property. <br /> (e) Power and communication lines within 200 feet of the <br /> boundaries are those which cane in from the East onto the <br /> excepted area of the affected property off of Colorado <br /> Boulevard, and to the very West of the property is a <br /> power or communications line on the western most boundary <br /> line. <br /> C. Existing Topography <br /> From the approximation of contour lines on Exhibit 110" as shown in <br /> red , both Parcels of the property, Parcel A and Parcel B (split by <br /> the Union Pacific Railroad right of way) are generally in "bowls". <br /> Parcel A on the East slopes from the road down 6 feet at a 2 to I <br /> or 3 to I slope, and from the point of the eastern most contour_ <br /> line then gradually slopes down another 5 feet to approximately the <br /> center. From the West there is a 2 to I or 3 to I slope and drop of <br /> 14 feet from the Union Pacific Railroad right of way. From the end <br /> of that slope or embankment from the railroad right of way, then <br /> the property slopes gradually 5 feet toward the center. On the <br /> North and on the South there is an approximate 6 foot drop at a 2 <br /> to I or 3 to I slope from the existing roadways. In the Northwest <br /> central portion of the property is found the lowest point on the <br /> land.
