C~ <br />EXHIBIT E - RECLAMATION PLAN <br /> <br />The historical land use of the property has been some irrigated <br />pasture, dry pasture and unused vacant land in natural undisturbed <br />habitat. <br />The main emphasis in reclamation (will be) is being directed to- <br />wards passive type of recreational activities. The land areas <br />will be revegetated and reclaimed with native trees and grasses <br />currently existing on the property. <br />Large areas on both sides of the South Platte River shall remain <br />in their natural existing state, undisturbed. <br />Water, lake areas that will be created, it is felt, will add a <br />new resource for the enjoyment of many. All necessary procedures <br />for proper bank stabili2ation and revegetation of same and all <br />other land areas will be followed as recommended by Soil Conser- <br />vation agents. Their recommendations are included and are part <br />of this Report. <br />Most of the area then will be reclaimed as open space, greenbelt area <br />with passive and some active (fishing, hunting)recreational oppor- <br />tunities created that presently do not exist. Phase I-A will be <br />developed (reclaimed) as low density 2-1/2 acres/unit residential- <br />estate type subdivision, with exceptional vistas to the west and <br />east, as shown on reclamation plan. <br />In summary, our Reclamation Plan offers residential and recreational <br />opportunities in close proximity to urban area, and more important, <br />it creates a permanent open space-greenbelt corridor of many rec- <br />reational uses. <br /> <br />
