EXHIBIT B - GENERAL LOCATION - INDEX MAP SURROUNDING
LAND USE AND ZONING
The subject property is located 3 miles southwest from Brighton
City limits in the South Platte Plood Valley, between 138th and
158th Avenues, if projected. The median elevation is 4985',
except Parcel lA (5060').
The predominant land uses surrounding our property consists of
irrigated-non irrigated agricultural, pasture, vacant-avast land
and sand and gravel mining. Parcel lA (on the high ground) is
adjacent to a highly intensive agricultural-commercial egg pro-
duction facility -- Gates, Cyclo. The balance of our area is
located in the South Platte River floodplain with the uses ad-
jacent and surrounding consisting mainly of dry pasture and vacant
land. To the south and adjacent to our property is an existing
sand and gravel operation similar to ours.
The zoning surrounding our property is then mainly F.C.-Flood
Plain, M.C.-Mineral Conservation and Agricultural. There is no
residential development or zoning in close proximity to our area
that is affected by our mining and reclamation activity.
The principal access road to our property is Brighton Boulevard
to the east of our property.
For additional description of land use and its characteristics,
please see Drainage Study by Lind Engineering included in Appendix
of this Report.
