S. Lc-ssor shal]: (i) prior to ccuunencing mining <br />• , <br />operations on the Leased Premises obtain and carry, at its <br />own expense, Udoi•kmen's Compensation and Occupational <br />Disease and Disability Insurance covering all persons <br />employed or engaged to work or perform services upon or <br />,•:ith respect to the Leased Premises, and before commencing <br />any ;work hereunder, shall furnish Lessor a certificate of <br />the insurance carrier of such coverage, and if obtainable, <br />an agreement of such insurance carrier that such insurance <br />will not be cancelled without first giving Lessor at least <br />ten (10) days' written notice of intention to cancel; and <br />(ii) pay any taxes or contributions and make any deductions <br />from payrolls r•ecuired by an applicable Federal or State <br />Income Tax, Social Security or Unemployment Benefit Laws. <br />16(a) Lessee shall ?seep reasonably accurate records <br />Hof its operations hereunder, which records shall be <br />accessible for inspection, at the office of Lessee in Grand <br />Junction, Colorado (or at such other location should Lessee <br />relocate its office), at reasonable times and under <br />seasonable circumstances, by Lessor, an auditor, accountant <br />or other representative of the Lessor. <br />(b) Lessor agrees to maintain a set of certified <br />scales on the Leased Premises at all times when any <br />material is being removed therefrom and -all such materials <br />will be weighed before leaving the Leased Premises. <br />17(a) During the term of this Lease, Lessee shall <br />promptly pay all bills and accounts for labor performed <br />and supplies and materials furnished in and for operations <br />under this lc-ase and shall not alloy: any claim or lien to <br />be effectually made or asserted against the Leased Premises. <br />(b) During the term of this lease, Lessee shall hold <br />Lessor harmless and fully indemnify it against all clairtis <br />r and demands of any kind or nature :which may be made upon it <br />or against the Leased Premises for, or on account of, any <br />debt or expenses incurred by Lessee, as :vell as from and <br />r <br />-~- <br />
