Grantor represents and warrants to <br /> Grantee, its successors and assigns, that it is the owner in <br /> fee simple of the property described on Exhibit A and shown on <br /> Exhibit B hereto and has good right, full power and lawful <br /> authority to grant, bargain, sell and convey a right of way and <br /> easement over said property in manner and form as aforesaid, <br /> and that the same is free and clear from all former and other <br /> grants, bargains, sales, liens, taxes, assessments and encumbrances <br />. ~ of any kind or nature whatsoever, except the lien for general <br /> taxes for 1978, payable in 1979, and subject only to patent <br />
