The proposed commercial/industrial use is inconaiat~ent with the <br />predominantly rural/residential character of the neighborhood. <br />2. La Plata County has conceded its inability to regulate expansions o€ <br />use on the same parcel, ae shown by its recent refusal to addre s the commer- <br />cial use of the glider port by Laverne St. Clair. <br />3. La Plata County would be powerless to control the exp nsion of this <br />use once established. The Mined Land Reclama*_ion Board permit a placation for <br />tilts pi.t has a maximum allowable extraction rate of 70,000 t ns per year, <br />which would have a devastating impact upon surrounding propertie . <br />4.
