accordance with all present and futuce requirements of the
Lessor, the Colorado Mined Land Reclamation Board, and any other
governmental authority, and shall post and maintain, for the life
of the Lease, any surety bonds required by the Colorado Mined
Land Reclamation Board or other governmental authority.
6. Assignment and Licensing of Use. Lessee is authorized
to license permitted uses of the leased premises to others,

supervision of such uses and For performance of all conditions
and oi~liyations required by this Lease. This Lease is
non-assignable.
7. Indemnification. Lessee covenants to perform all
obligations of Lessee under this Lease and to hold Lessor
harmless from any loss or liability to third parties or
governmental entities which Lessor might incur by reason of
activities conducted by Lessee or its licensees upon the leased
premises, and b}~ reason of any failure of the Lessee to conduct
operations on and reclaim the leased premises in the manner
require:] by Law and the teems of this Lease.
8. Notices. Notices shall be effective when mailed,
postage prepaid, and addressed as follows:

9. Binding Effect. All terms, conditions and stipulations
in this Lease shall extend to and be binding on the successors
and assigns of each party.
