Existing Zoning: Commercial -Two
Proposed Zoning: Planned Development
Purpose: Commercial/light industrial
Approximate Area: 10.481 acres
The Jefferson County Planning Commission recommends APPROVAL of the above
application on the basis of the following findings:
1 . that the Commission finds that the property was properly posted
as evidenced by the notarized affidavit marked as Exhibit "A"
in compliance with the "X's" .on the map identified as Exhibit "B"
pursuant to the Jefferson County Zoning Resolution and further
evidenced by the sworn testimony of the applicant; and
2. the decision of the Planning Commission is based on the list of
factors submitted by the Planning Department relating to this
matter with reference to the following findings:
a. applicant has submitted the water use report;
b. the property being originally zoned Commercial-Two would not
give this Commission or the Board of County Commissioners
the same control over land use and development as a Planned
Development Zone; and
C. that applicant has agreed to provide landscaping as soon as
the gravel operations begin, specifically a berm to be created
from the northeast corner of the property to the west property
north of the access and egress road, landscaping to consist of
fifty (50) coniferous trees.
Commissioner W GILLYCUDDY seconded the adoption of the foregoing Resolution and
upon a vote of the Planning Commission as follows:

Commissioner REVIE - Aye
Commissioner PETERSON - Aye
the Resolution was adopted by unanimous vote of the Planning Commission of the
County of Jefferson, State of Colorado.

certify that the foregoing is a true copy of a Resolution duly adopted by the
Jefferson County Planning Commission at a regular hearing held in Jefferson
County, on the 23rd day of April , 1980.
