Colorado, for the consideration of $1S.700.00, in hand paid, hereby
sells and conveys to JOHN L. ART and JOHN PAUL ARY, as joint tenants
' . with right of survivorship, whose address is P. O. Box 566. Canon
City, Colorado, 81215, the following real property in the County of
Otero, and State of Colorado, to-wit:
Lots 1, 2 and 3 in Section 1, Township 24 South, Range 55 West of
the 6th P.M. ; and
All that part of the NE1/4 SE1/4 of Section 1, Township 24 South,
Range 55 west of the 6th P.M. lying North of the right of way of
the Atchison, Topeka and Santa Fe Railway Company; TOGETHER with
easement granted in instrument recorded in Book 737, Page 42 of
the Otero County Records; and SUBJECT to Otero County Zoning and
Subdivision Regulations and to the burdens incident to the
inclusion of the above described property with the boundaries of
the East Otero Soil Conservation District, the Southeastern
Colorado water Conservancy District and the La Junta Rural Fire
' Protection District, and also
TOGETHER with an easement over and across the following described
tract of land; Commencing at a point where the West line of the
NEl/4 of the SE1/4 of Section 1, Township 24 South, Range 55• West
intersects .the South right-of-way line of the A.T. & S.F.
Railroad Company; thence East a distance of 57 feet; thence South
a distance of 40.5 feet; thence West a distance of 57 feet;
' thence North a distance of 40.5 feet to the point of beginning.
Containing approximately 68.99 acres.
SUBJECT to the burdens incident to the inclusion of above
described property within the boundaries of any governmental
