THIS PARCEL OF LAND LIES WITHIN THE FLORISSANT GROWTH NODE. <br />IT WAS ZONED RESIDENTIAL (R-1)PRIOR TO A ZONING CHANGE TO <br />CAMPGROUND (CG) WHICH HAS BEEN APPROVID BY THE TELLER COUNTY <br />PLANNING COMMISSION AND B©ARD OF COMMISSIONERS. A MINING OPERATION <br />WOULD ~~ONSTITUTE AN INDUSTRIAL OPERATION WITHIN THE GROWTH NODE. <br />SINCE 1976 FLORISSANT HAS EXPERIENCED A PREPONDERENCE OF INDUSTRIAL <br />GROWTH WHICH HAS ERODED UPON RESIDENTIAL AND COMMERCIAL ZONES <br />WHOSE :,ROWTH HAS BEEN RETARDID. TO IMPOSE INDUSTRIAL ACTIVITY <br />WITHIN RESIDENTIAL/COMMERCIAL ZONES THERE IS A PROVEN TENDENCY <br />TO LOWER VALUES OF ADJACENT PROPERTY. <br />2. IF .A MINING PERMIT IS ALLOWID THERE WILL BE TWO PERMITS ON THE <br />SAME PARCEL. IS THIS A MINING OPERATION OR A CAMPGROUND? ARE <br />THESE PERMITS CONFLICTING OR COMPATIBLE? <br />
