Within Sixty (60) days after the expiration of this <br />Agreement, for any reason whatsoever, the Purchaser shall: <br />(a) Remove all structures, equipment, fences or <br />stockpile material placed thereon by the <br />• Purchaser. <br />(b) Leave the entire area covered by this Agreement <br />reasonably smooth and graded with no slopes <br />greater than 1 1/2 foot to 1 foot. <br />12. If at any time during the term of this Agreement all <br />of the gravel covered by this Agreement is removed, or if all <br />of the gravel within the premises described herein is removed, <br />this Agreement shall be immediately terminated and the provisions <br />of the above described Paragraph 11 shall be binding upon the <br />Purchaser. <br />13. Seller acknowledges and is hereby given notice that <br />financial obligations of the County of Jefferson payable after <br />r the current fiscal year are contingent upon funds for that <br />purpose being appropriated, budgeted, and otherwise made <br />available on an annual basis. <br />14. For and in consideration of the additional sum of <br />Ten Dollars ($10.00) by Purchaser to Seller, in hand paid, <br />receipt of which is hereby acknowledged, the parties hereto <br />mutually agree that Purchaser shall have the option to renew <br />this Agreement upon all terms and conditions as provided in <br />this Agreement for an additional year, such Agreement to com- <br />mence on `June 1 , 1978, and terminate May 31 , 1979, in <br />total, as if this Agreement was redrafted on June 1, 1978 , <br />and on such date was executed by the parties hereto. <br />15. This Agreement shall be governed by the laws of the <br />State of Colorado, and s1ia11 be binding upon heirs, personal <br />~ representatives, successors and assigns of the respective <br />parties 1~ereto. <br />15~.
