Rights or claims of parties in possession not shown by the public records. <br />2. Easements, or claims of easements, not shown by the public records. <br />3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a <br />correct survey and inspection of the premises would disclose and which are not shown by the public <br />records. <br />4. Any lien, or right to alien, for services, labor, or material heretofore or hereafter furnished, im- <br />posed by law and not shown by the public records. <br />5. Taxes due and payable; and any tax, special assessments, charge or lien imposed for water or sewer <br />service, or for any other special taxing district. <br />6. Reservations made by the Union Pacific Railway Company in deed <br />recorded November 10, 1887 in Book 343 at page 607, Old Arapahoe <br />County Records, providing substantially as follows: <br />Reserving unto said Company and its assigns all coal that may be <br />found underneath surface of land herein described and the exclusive <br />right to prospect and mine for same, also such right of way and <br />other grounds as may appear necessary for proper working of any <br />coal mines that may be developed upon said premises, and for <br />transportation of coal from same.. <br />7. Obligation of grantee, his heirs and assigns to erect and maintain <br />any fence required by law along the right of way of the Union Pacific <br />Railway Company (said right of way being 200 feet on each side <br />from the center of the track), which obligation is declared a <br />covenant running with the land, and exemption from claims for <br />damages to the possession and use of the subject property that may <br />accrue to the grantee or his assigns in the construction or operation <br />of the railway, all as set forth in the deed from Union Pacific <br />Railway Company to Henry [J. Lewis recorded November 10, 1887 in Book <br />343 at page 607, Old Arapahoe County Records. <br />8. Easement and right of way for road purposes, as granted to George P. <br />Sandlin and Nilha L. Sandlin by Neal R. Sandlin and Marie Sandlin, <br />in the instrument recorded May 1, 1962 in Book 981 at page 541, <br />affecting the following described property: <br />A strip of land 30 feet wide described as beginning at the <br />Northwest corner of the NE: of Section 35, Township 1 South, Range 67 <br />West of 6th P.M.; thence East 741 feet; thence South 260 feet to true <br />point of beginning; thence East parallel to the North line of said <br />Section 35 to the East line of the W'~ NEe Section 35, Township 1 <br />South, Range 67 West; thence South 30 feet; thence West parallel to <br />the North line of said Section 35 to a point 30 feet South of the true <br />point of beginning; thence North 30 feet to the true point of <br />beginning, County of Adams, State of Colorado. Reserving nevertheless <br />to the first parties, their heirs and assigns, the right to the unre- <br />stricted use of said roadway and reserving unto any and all future <br />grantees of the first parties the right of use of said road where <br />first parties so specifically provide in deeds to any and all future <br />grantees of first parties. <br />
