Rights or claims of parties in possession not shown by the public records. <br />2. Easements, or claims of easements, not shown by the public records. <br />3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a <br />correct survey and inspection of the premises would disclose and which are not shown by the public <br />records. <br />4. Any lien, or right to alien, for services, labor, or material heretofore or hereafter furnished, im- <br />posed by law and not shown by the public records. <br />5. Tales due and payable; and any tax, special assessments, charge or lien imposed for water or sewer <br />service, or for any other special taxing district. <br />6. Reservations made by the Union Pacific Railway Company in deed re- <br />corded November 10, 1887 in Book 343 at Page 607, Old Arapahoe <br />County Records, providing substantially as follows: Reserving unto <br />said Company and its assigns all coal that may be found underneath <br />surface of land herein described and the exclusive right to prospect <br />and mine for same, also such right of way and other grounds as may <br />appear necessary for proper working of any coal mines that may be <br />developed upon said premises, and for transportation of coal from <br />same. <br />7. Reservation to Neal R. Sandlin and Marie Sandlin, their heirs and <br />as"signs, of the right to the unrestricted use of the roadway ease- <br />ment set forth in the subject property, and to any and all future <br />grantees of said parties of the right of use of said road where <br />said parties so specifically provide in deeds to any and all future <br />grantees of said parties, as set forth in Deed recorded May 1, 1962 <br />in Book 981 at Page 541. <br />
