LESSEE shall reimburse LESSOR for all taxes <br /> paid by the LESSOR on the Premises or on improvements placed by <br /> LESSEE on the Premises if said taxes are assessed to the LESSOR. <br /> In the event said taxes are assessed to the LESSEE, the LESSEE <br /> shall pay for such taxes before they become delinquent. In addi- <br /> tion, LESSEE shall pay all taxes and assessments on property owned <br /> by the LESSEE and any special levies which may be assessed because <br /> of LESSEE'S activities, before they become delinquent. Any delin- <br /> quency in the payment of said taxes, assessments, or special <br /> levies shall be considered a breach of this Lease. <br /> 13. Condition of Land. LESSEE agrees to accent the <br /> Premises in its present condition. LESSOR shall not be cequired <br /> to furnish any fill for site preparation, make any expenditure for <br /> site preparation or other improvement, nor make any expenditure <br /> for maintenance of the Premises during the tecm of the Lease. <br />• 14. Notices. Nritten notice as provided for in this <br /> Lease shall be deemed sufficiently given upon said deposit in <br /> United States registered mail, postage prepaid, addressed as <br /> follows: <br /> To Lessoz: United States Steel Corporation <br /> c/o President - U.
