B. Claims and Liens. LESSEE agrees to pay and satisfy all claims and liens for material, supplies and labor used in connection with LESSEE'S operations on the Premises and shall keep the Premises free and cleat of all liers and encusmbcances excect • as such may result from the acts of others than LESSEE, its agents, employees, contractors or subcontractors. 9. Termination. LESSEE or LESSOR shall have the right to terminate this Lease wieh respect to all or any part of the Premises at any time by giving the other written notice of its intention to so terminate at least sixty (60) days prior to the date of termination. In the event of any such termination by LESSOR, rental shall be refunded on a prorated basis, by acreage and/or remaining term of this Lease, but in the event of a termination by LESSEE, there shall be no refund due. 9.1 If LESSEE should fail to complete oc perform any covenant or condition imposed by the terms of this Lease, LESSOR may give written notice of such failure [o LESSE- zc the manner hereafter provided, and if LESSEE does not correct such failure within sixty (60) days after the giving of such notice, LESSOR may forthwith terminate this Lease immediztely, without further notice. • 4
