The Lessee shall nevertheless comply,, with all lease <br />covenants and stipulations as to the condition of the pre- <br />mises. <br />Upon the termination'of this-Lease for any other <br />cause, the Lessee :.•hall have a reasonable period not to <br />exceed 120 days to remove all equipment and property bolong- <br />i.ng to the Lessee, but Lessee agrees to exercise reasonable <br />diligence in removing his property and materials. <br />Defrtult in the performance by the Lessee of the <br />terms and condtiions herein set forth, except in the paymont- <br />of royalties, shall constitute a forfeiture of this Lease <br />after receipt by Lessee of a thirty (30) day written notice <br />given by the Lessor of such default or defaults.
