<br />r',pril, 1974, the Administratrix has been granted the power and
<br />authority to convey real estate by executing and delivering a
<br />general `;7arranty Deed, free and clear of any lien or encumbrance,..
<br />e::cept for the reservations hereinafter described, oL" certain
<br />raal estate, the description of which is more fully set out in
<br />Exhibit "A" attached hereto and made a part hereof.
<br />DTOil, THEREL•'ORE, pursuant to the powers contained in the
<br />aforementioned Order of Court, and for valuable consideration,
<br />the Grantor does hereby sell and convey unto the Grantee all
<br />of the right, title and interest of tl~e decedent, J. Bryan Bennett,
<br />ibis heirs and assigns, in and to the above-described real property
<br />situal_"e in the County of Jefferson, State cf Colorado, cvith all
<br />of its appurtenances, subject only to the follocairg:
<br />A. The general and special assessment taxes for the year
<br />1974 due and payable in 1975.
<br />B. All coal that may be underneath the surface of subject
<br />property; also such rights of evay and other grounds as may be necessary
<br />for the proper ~•+orY.ing of any coal mines that riay be developed upon
<br />said land and for the transportation of the coal from the same,
<br />as reserved by ttie Union Pacific Railway Company in Deed recorded
<br />July 29, 1890 in Book 35, page 217. By Quit Clairn Deed recorded
<br />l,pril 14, 1971, in Boolc 2251, page 796, said coal interest was
<br />assigned to Union Pacific Land Resources Corporation, a Gtah
<br />corporation.
