<br /> <br />SECTTON B - LAND USE AND ZONING <br />Zoning <br />The subject property is zoned Agricultural and is <br />located in the unincorporated area of Weld County at 1935 <br />East 16th Street, 2 miles East of Greeley, Colorado, and <br />consists of 229.89 acres+_- (For complete legal description <br />see Surveys and Excavation Plans.) <br />The proposed mining area is between the Cache La Poudre <br />River on the North and 16th Street on the South. (See Vicinity <br />map.) <br />The entire subject property lies in the Cache La Poudre <br />River Valley and is classified on the Weld County Extraction <br />Plan Map as Resource Conservation Area. 100 of the area <br />lies within the Intermediate Regional Flood Zone and 97.58 <br />lies within the Standard Project Flood Zone as reported by <br />the U. S. Army Corps of Engineers in their report of March, <br />1974, preiared for The Larimer-Weld Regional Planning Com- <br />mission. <br />Land Use <br />Land uses surrounding subject property, are mainly <br />agricultural. Directly north of the subject property, north <br />of the Cache La Poudre River, industrial uses of land have <br />begun. Farr Farms feed lots and Andersen's Sales and Salvage <br />borner the property. "Atlas of Sand, Gravel, and Quarry <br />Aggregate Resources, Colorado Front Range Counties" identifies <br />the subject area as potential sand and gravel mining area.2 <br />1.
