• <br /> 1 . To pay the rent/royalty as provided above. <br /> 2. To use the premises solely for the purposes of operating stone <br /> quarries. <br /> 3. To take stone only from those areas specifically designated for <br /> quarrying in the permits issued by the State of Colorado. <br /> 4. Not to assign or sublet this Lease, in whole or in part, without the <br /> prior written consent of LESSOR. <br /> 5. To operate and maintain the quarry in a diligent and workmanlike <br /> manner. <br /> 6. To furnish the employees with a portable, chemical toilet; to keep <br /> the quarries in a clean condition; to keep the quarries free from debris of <br /> every kind of nature; and to prohibit domestic animals from running at <br /> large. LESSEE shall not keep any non-domestic animals on the premises. <br /> 7. To conduct no quarrying or other mining operations on other than <br /> those permitted to LESSOR by the State of Colorado. <br /> 8. To comply with all local, state, and federal rules, regulations, and <br /> statutes including, but not limited to, carrying Workmen's Compensation <br /> Insuarance and Unemployment Insurance. <br /> 9. To conduct no blasting and not to use or store explosives on the <br /> premises. <br /> 10. To be responsible for the maintenance of existing roads on the <br /> premises, to maintain any existing gates closed and locked, and to open no <br /> new roads or means of access to the premises without the written <br /> consent of LESSOR. <br /> 11 . To allow LESSOR to inspect the premises at any time. <br /> 12. To indemnify and hold LESSOR harmless for any and all damage or <br /> claims of any nature what so ever that result from LESSEE's quarrying <br /> operations or from any other activities of any nature what so ever <br /> conducted by LESSEE, his agents, employees, representatives, invitees, or <br /> licensees on the subject quarries or on the property of LESSOR. <br /> 13. To deposit all earth and waste materials at such places and in <br /> such a manner that the earth and other waste material will not obstruct <br /> foture quarrying operations and/or future reclamation projects. <br /> 14. To pay all taxes that may be levied against said quarrying <br /> operation or upon the stone removed from the quarry or upon any personal <br /> property located by LESSEE on the premises during the term of this Lease. <br /> 15. To furnish and pay for all labor, power, tools, equipment, timber, <br /> and all other materials, services and supplies that may be used by LESSEE <br /> in the prosecution of any work preformed upon the premises and not allow <br /> any claim or lien for any such thing or service to be made or asserted <br />
