f^ . • <br /> <br />EXHIBIT "A" <br />• <br />That portion of the East Half of Section 19, Township 5 North, <br />Range'68 39est of the 6th Principal Meridian, County of Larimer, State <br />of Colorado; being more particularly described as follows: <br />Considering the South line of the Southeast Quarter of said Section <br />19 as bearing South 89°51'07" East and with all bearings contained <br />herein relative thereto. <br />Beginning at the South Quarter corner of said Section 19 thence along <br />the South line of the Southeast Quarter of said Section 19 South <br />89°51'07" East 923.25 feet to the TRUE POINT OF BEGINNING; thence <br />departing from said South line and along a line 40 feet East of <br />measured at right angles and parallel with the West line of the East <br />Third of the West Half of the Southeast Quarter of said Section 19 <br />North 00°06'53" East 1,294.63 feet; thence departing from said parallel <br />line North 89°29'31" East 386.75 feet; thence North 11°56'33" East <br />736.73 feet; thence North 86°35'48" East 124.23 feet; thence South <br />O1°25'31" East 166.75 feet; thence South 45°18'44" East 628.12 feet; <br />thence South O1°31'34" A'est 113.35 feet; thence North 89°29'31" <br />East 613.72 feet more or less to a point on the East line of the <br />Southeast Quarter of said Section 19, from which point the Southeast <br />corner of said Section 19 bears South 00°01'47" West 1314.39 feet; <br />thence along said East line North 00°01'47" East 1315.42 feet to the <br />East Quarter corner of said Section 19; thence along the East line <br />of the Northeast Quarter of said Section 19 North 00°01'52" East <br />826.37 feet; more or less to the Southeast corner of that certain <br />parcel of land described in deed recorded in Book 556, page 226 Record <br />of the Clerk and Recorders Office, Larimer County, Colorado; thence <br />along the South line of said parcel the following two courses and <br />distances, South 68°01'52" ATest 227.00 feet thence South 82°16'24" <br />West 1565.68 feet to the Southwest corner of said parcel; said <br />Southwest corner also being a point on the Y7est line of the East Third <br />of the Southwest Quarter of the Northeast Quarter of said Section 19; <br />thence along said West line and departing from said parcel South <br />00°06'54" West 530.24 feet to the Southwest corner of the East third <br />of the Southwest Quarter of the Northeast Quarter of said Section 19; <br />thence along the West line of the East third of the 47est Half of the <br />Southeast Quarter of said Section 19 South 00°06'53" West 2625.96 <br />feet to a point on the South line of the Southeast Quarter of said <br />Section 19; thence along said South line South 89°51'07" East 40.00 <br />feet more or less to THE TRUE POINT OF BEGINNING. <br />The above described parcel contains 79.39 acres more or less. <br />Subject to all rights of way for roads and ditches and to the agreement <br />as to the fence maintenance contained in Deed to Osborn Farms, Inc., <br />and to the lien, if any, created by virtue of the inclusion of said <br />lands within the boundaries of the Northern Colorado Water Conservancy <br />District together with five-sixths (5/6) of one (1) share of the <br />capital stock of the Big Thompson Ditch and t4anufacturing Company. <br />First parties reserve the perpetual right to carry all surface drainage <br />runoff across the property described above from the property described <br />in Exhibit~E attached hereto, and second .parties, their heirs, <br />successors and assigns, shall neither suffer nor impose any obstruction <br />to said drainage right. <br />First parties reserve an easement and right of way for ingress and <br />egress for foot and vehicular traffic across the above described <br />property for access from Colorado State Highway No. 402 to the property <br />described in Exhibit E attached hereto, said easement and right of way <br />to run in the most direct route. <br />Subject to easements in use or of record, subject to all other <br />restrictions and limitations of record, subject to agreements, covenants <br />or other matters of record, subject to encroachment of fences and <br />subject to all governmental regulations, rules and zoning regulations. <br />
