2. As of the 15` of April each year, Granby Ranch representatives and the local CDOW official <br />shat] schedule an annual visit and property review of the Elk Conservation Area ~~E'\ /ED <br />that proper conservation values aze being maintained. V <br />JAN 19 2006 <br />3. Big game hunting shall only be allowed by germission of the property owner tad ~~S~R~ <br />prohibited within the areas of Granby Ranch that have been improved with developme ~p ~ <br />the occupancy of humans. However, some rifle hunting may be allowed where proper safety <br />precautions are established and approved by the property owner and CDOW. <br />4. Wildlife habitats disturbed by construction activity around the perimeter of residential <br />facilities will be reseeded or replanted with those native plant species originally present in the <br />mountain shrub community. Although shrubs and trees are discouraged around common <br />play areas to reduce potential conflicts with mountain lions (see below), herbaceous species <br />could be planted. This would eventually reduce watering needs. Management is strongly <br />encouraged to landscape with native plant species to minimize wildlife damage. The CDOW <br />will not be liable for wildlife damage to landscaping. <br />5. The following pet control measures are appropriate to reduce conflicts with wildlife at <br />Granby Ranch: <br />a. If permitted by existing covenants, each residential unit will be permitted to have up <br />to a maximum of two dogs, two cats, and offspring up to three months old. All dogs <br />and cats shall be kept within the residential unit. dogs shall not be harbored (i.e., <br />kenneled) outside. <br />b. At no time aze dogs or cats to be allowed to run freely. When dogs are outside, the <br />dog must be controlled by a leash of no more than 12 feet in length, under the direct <br />control of its owner or authorized representative. Visitors should be discouraged <br />from bringing dogs on-site. If dogs aze brought on-site, they must be kept under <br />control at all times to prevent them from harassing and killing wildlife, and reducing <br />wildlife use of adjacent habitats. Guests of homeowners shall comply with all <br />applicable dog control measures. <br />c. Pets shall not be fed outside. Bowls of pet food left on the back deck will attract <br />beazs and other predators (e.g., coyotes) and nuisance species (e.g., skunks) of <br />wildlife. Some of these wildlife species may carry disease that can be transmitted to <br />pets. <br />d. The Property Owners' Association or Metropolitan District shall be responsible for <br />enforcing dog and pet covenants. The Town of Granby, Grand County and CDOW <br />may also control stray dogs. Such control may include the destruction of stray dogs <br />under Colorado law. Homeowners and guests not in compliance with these dog <br />restrictions will be responsible for any and alt costs incurred by the enforcing party, <br />Town, ancL'or CDOW for enforcing these provisions.
