. •~ <br />Page 2. <br />LAND INFORMATION <br />The street address is 11150 N.E. Frontage Road. <br />The 18.8954 Acres has 1328.61 feet of frontage on Highway Front- <br />age Road of Interstate Highway #25 about 5/8 of a mile south of <br />Larimer County Road #70, Own Canyon P.oad with 628.43 foot depth. <br />Future possible plans are to make a bypass highway west to inter- <br />sect U.S. Highway #287 at Owl Canyon and east to Colorado State <br />Highway #85. <br />This Highway Frontage is worth approximately $3,000.00 per acre. <br />With the new Platte River Power Plant being constructed some four <br />miles north of this subject property, the intersection of Owl <br />Canyon Road and Interstate Highway #25 is becoming an important <br />intersection. <br />COMPARABLES <br />1) At 1910 South East Frontage Road, 12 miles south of the subject <br />property, a 7.5 Acre Lot in the NW; of Section 22, T7N, R68[v of <br />the 6th P.M., was sold about two months ago for $10,890.00 per <br />acre, a total of $81,675.00. This sale has not gone of record <br />but the Purchasers gave me this account. <br />2) On County Road #70, one and one half miles east of Interstate <br />Highway #25, a 68 acre parcel of ground sold for $750.00 per acre. <br />This is directly south of a large feed lot and is considered dry <br />farm land. See Schedule "B". <br />3) At 10865 North County Road #3, [•Tellington, Co., a parcel of <br />71 Acres sold at 5684.00 per acre. This land has a 1320 foot <br />frontage on County Road #3, 2 miles east of Interstate #25, and <br />has a drain ditch thru it. The land is fairly rough. See Schedule "C" <br />4) At 11165 North County Road 3, [9ellington, Co., a parcel of <br />30.55 acres sold at 51,000.00 per acre. See Schedule "D". <br />The 2.41 Acres has been zoned Wrecking Yard, Heavy Equipment Storage <br />Facility and Lumber Yard in the 0-Open Zone. This Zoning is very <br />difficult to get. This ground is worth approximately $1.00 per <br />square foot. See Schedule "E". <br />COMPARABLES <br />1) At 620 North U.S. Highway, Aragon Iron & Metal Co. purchased <br />6.5 acres at $13,846.00 per acre, a total of $90,000.00 for the <br />same use as the 2.41 subject acres are being used for. See <br />Schedule "A" and "E". <br />
