• COMPATIBILITY OF LAND USE <br /> This site is located within the perimeter of an identified minerals resource area (A4) on <br /> Plate 2 of the "Mineral Resource Survey of Mesa County". Evaluation of the minerals <br /> resource ( See Barnes Geologic Report) confirmed the site to contain a deposit of <br /> commercial value. <br /> No residential or commercial developments exist or are proposed which will restrict the <br /> ability of the owner to extract the minerals available. <br /> No "Area of Special Importance" (Tourist attractions, etc.) has been identified near the <br /> site which will be impacted by the extraction process. <br /> The Rapid Creek Road will not be used for transporting of any material extracted from <br /> the site, and will therefore be of no impact to any resident along this road. <br /> Use of 1-70 Interchanges at Cameo and Island Acres for transporting extracted <br /> material is compatible with the present use of the truck stop. <br /> The proposed site is remote and well buffered and is not visible from the 1-70 corridor <br /> or any residential site. <br /> • The surrounding land uses (grazing) will not be impacted. No utility or pipeline <br /> easement is within the proposed permit boundary. <br /> The existing haul road which connects to 1-70 crosses several electric transmission, <br /> gas pipeline and water pipeline easements, and has been used in the past for mineral <br /> extraction of SEM Construction Quarry with no known problems. <br /> Dust generated on the haul road will be controlled with a water truck when needed. <br /> The overall cost of extraction to the public (Road maintenance) and owner (distance to <br /> market) should be minimal. <br /> It is the intent of Western Slope Flagstone to meet the criteria for "Mineral Extraction" <br /> listed by the Mesa County Development Land Use and Development Policy No. 29 . <br /> Application will be made to Colorado Mined Lands Reclamation for a permit upon <br /> approval of this Conditionai Use Permit. <br />
