<br />C <br />2.12 NON-CONFORMING USES AND BUILDINGS <br />A11 uses of land and buildings, other than in <br />conformity with these Regulations, shall be regulated <br />as follows: <br />2.12.01 NON-CONFORMING USES AND BUILDINGS <br />The lawful use of a building or structure, or the <br />lawful use of any land, as existing and lawful at the <br />time of adoption of these Regulations or in the case <br />of amendment of these Regulations, then at the time <br />of such amendment may be continued although such use <br />does noC conform to the provisions of these <br />Regulations or amendments thereto. No non-conforming <br />use may be expanded in size or degree of use. <br />2.12.02 REPAIR AND PIAINTENANCE <br />Repair and maintenance of a non-conforming building <br />shall be permitted. <br />2.12.03 RESTORATION <br />A non-conforming building which has been damaged or <br />destroyed by fire or other causes may be restored to <br />its original condition, provided such work is <br />commenced within one year of such event, and <br />completed within 18 months of such commencement. <br />Either time period may be extended upon application <br />in accordance with procedures for a special use, <br />Section 2.25. <br />2.12.04 CHANGE IN USE <br />A non-conforming use shall not be replaced by a use <br />considered to exhibit a greater of non-conformity <br />than the existing use; a non-conforming use may be <br />replaced by a use considered to exhibit an equal or <br />lesser degree of non-conformity to be determined by <br />the Zoning Administrator based on the intent and <br />purpose of these Regulations. <br />2.12.05 ABANDONMENT <br />ldhenever a non-conforming use of a <br />has been abandoned for a period of <br />use of the land or building shall <br />with all applicable provisions of <br /> <br />building or land <br />one year, future <br />be in conformity <br />these Regulations. <br />174 <br />
