SPECIAL <br />' WARRANTY DEED <br />(A Colorado Stacu COry Short Form) <br />CAMEO LAND COMPANY, a Colorado corporation, "Grantor", <br />in consideration of Ten Dollars ($10.00) in hand paid and <br />other good and valuable considerations, the adequacy of <br />which is confessed and acknowledged by Grantor, sells, <br />conveys and transfers to POWDERHORN PROPERTIES COMPANY, a <br />Colorado General Partnership, "Grantee", the following <br />described property and other interests, all of which are <br />located in Mesa County, Colorado: <br />Township 10 South, Ran Re 98 West 6th P.M. <br />Section 34: Beginning at a point which is 315.28 feet <br />South and 239.14 fee[ East of the center point of <br />Section 34, thence South 89°56'02" East 582.98 feet, <br />thence South 18°9' East 393.08 feet, thence South <br />35°45' West 618.0 feet, thence South 52°40' West 427.28 - <br />feec, thence North 0°14' West 1134.87 feet to the point <br />of beginning. <br />Together with all improvements and appurtenances, <br />located upon or used in connection with the property <br />conveyed by this instrument and all of the Grantor's <br />interest in any ditches, ditch rights, water and water <br />rights used on or in connection with the property <br />interests conveyed by this instrument, also together <br />with all rights of ingress and egress to the property <br />conveyed by this instrument owned or held by Crancor <br />and all other rights owned or held by Grantor and used <br />on or in connection with the property interests conveyed <br />by this instrument. <br />,~...--~~ Grantor warrants the title to the real property interest <br />conveyed by this instrument against all persons claiming under <br />it subject to the following: <br />. 1. All taxes levied and assessed against the property <br />interests conveyed by this instrument for the year 1982 and <br />- subsequent years. ~ <br />2. The exceptions and reservations contained in the <br />patents issued by the United States of America for the <br />property interests conveyed by this instrument. <br />3. The right of way granted to the Orchard Mesa <br />Irrigation District by an instrument recorded in Book 125 at <br />Page 22 of the Mesa County records. <br />4. The provisions of the oil and gas lease dated <br />November 26, 1980 as recorded in Book 1289 at Page 55 in the <br />Mesa Cauncy records. <br />
