Lessee shall promptly reimburse Lessor for its reasonable costs in providing such maintenance <br /> and/or repairs. Prior to the termination of this Lease, Lessee shall, without unnecessary waste or <br /> injury to the Leased Premises, remove all of the Lessee's personal property, as well as any <br /> building and improvements therefrom. Any of such property or building and improvements not <br /> so removed may be treated by Lessor as being abandoned and Lessor may dispose of such at <br /> Lessee's cost with all proceeds of such disposition to be refunded to Lessor, or Lessor may <br /> compel removal of such by Lessee. <br /> 21.Mechanic's Liens. Lessee shall not permit any mechanic's liens or other liens to be <br /> placed upon the Leased Premises during the term of this Lease, and in the case of the filing of <br /> any such lien, Lessee shall promptly pay same;however Lessee shall have the right to contest the <br /> validity or amount of any such lien upon the Lessee's prior posting of appropriate security, <br /> which security, in the Lessor's sole reasonable judgment, must be adequate to pay and discharge <br /> any such lien in full,plus Lessor's reasonable estimate of its legal fees. Lessee shall pay all legal <br /> fees that might be incurred by Lessor because of any mechanic's hens or other liens placed upon <br /> the Premises. <br /> 22. Right to Pay Liens. If any indebtedness of Lessor, including taxes, secured by a lien <br /> against the Leased Premises is not paid when due and Lessee reasonably deems its leasehold <br /> interest in the Leased Premises to be in jeopardy, Lessee may, at its option and without being <br /> required to do so,pay the same and Lessor shall repay Lessee such amount. <br /> 23.Destruction of Leased Premises. If the Leased Premises are totally destroyed during the <br /> term or extended term hereof or become unusable for Lessee's contemplated use and operations <br /> hereunder,this Lease shall terminate. <br /> 24. Condemnation. If all or substantially all of the Leased Premises is taken under the power <br /> of eminent domain or conveyed under threat of condemnation proceedings, then, and in that <br /> event, either party may cancel this Lease by giving the other party written notice within thirty <br /> days after notice of such taking or conveyance, and said termination shall be effective fifteen <br /> days after such notice is received. Lessee shall be afforded, however, sufficient time to remove <br /> any personal property from the Leased Premises. If less than substantially all of the Leased <br /> Premises are so taken, the Lease shall not terminate unless the Lessee's use of the Leased <br /> Premises and operations thereon are rendered not feasible in the Lessee's reasonable distraction. <br /> 25.Termination of Lease.
