Engineering Evaluation Report
Buena Vista Pit, Buena Vista, Colorado
October 2025
The purpose of this evaluation is to verify that off-site structures within 200-feet of the
site will not be damaged by activities occurring on or entering/leaving the site.
Off-site Structures in Question
There are four (4) properties that have structures within 200-feet of the site, some of
which are commercial, and some are residential. Refer to Exhibit B.
1. Eastern portion of 12-acre Valley Mobile RV Park owned by Mr. EXCH 2022 LLC
and located at 30620 N. Hwy 24 (unincorporated Chaffee County), which lies
just west of the site. The structures within 200-feet of the Buena Vista Pit
include water wells and modular homes as well as ancillary structures.
2. The entire 2-acre single-family lot located at 30575 County Road 383, which
lies just south of Valley Mobile RV Park and just west of the Buena Vista Pit.
This property is owned by Robert Rutherford. Mr. Rutherford's single-family
home and detached ancillary structures lie within the 200-ft.
3. Rickie and Jeanie Sebel 1.84-acre single-family residence located along the
southern pit boundary. Structures on this lot that lie within the 200-ft
boundary include a water well and a fenced arena and small ancillary
structures.
4. Northern portion of Jefferey and Cynthia Dunekacke 3.0-acres single-family
residential lot just south of the pit including a single-family home, water well
and detached ancillary structures.
This pit is currently not used for mining; however, it may be mined in the future. A
minimum 25-ft buffer will be maintained from the edge of mining areas and the property
line. Post mining reclamation will include backfill of excavated areas with maximum
edge slopes of 3H:1V and slope stabilization via biodegradable erosion blanket.
2
