754032 <br /> 09/12/2022 11:20 AM Page 3 of 3 <br /> Exhibit "A" <br /> Grantors and Grantees grant and/or reserve to each other,as applicable,a non-exclusive easement <br /> and right-of-way for such access and utilities across and beyond the Property or other property <br /> owned by or under the control of either party or property to be acquired in the future by either party <br /> which is adjacent to the Property or between the Property and the nearest public or dedicated road <br /> to access adjacent and nonadjacent properties.Such easement and right-of-way shall be 30 feet wide <br /> and over existing roads,if any,and if none,then over a route which least disturbs the owner's or <br /> controller's use of the servient property.The Parties agree to execute and deliver such deeds, <br /> easements or other instruments as are required to perfect such access and utilities rights of record, <br /> but until such deeds or other instruments are recorded,this easement shall affect only that property <br /> described in this document. <br /> APPEARANCE AND RUBBISH: Each Parcel owner shall at all times maintain such owner's Parcel <br /> and all buildings thereon in good repair and in a clean,safe condition,and attractive condition. Each <br /> Parcel owner shall provide suitable receptacles,with secured lids or covers,for the temporary <br /> storage and collection of rubbish,trash or garbage. All equipment,rubbish,trash,garbage,or <br /> storage piles shall be kept so as to conceal them from view of neighboring Parcels and MUTUAL <br /> EASEMENT ROADWAYS. All rubbish,trash or garbage shall be regularly removed from the <br /> Parcels and shall not be allowed to accumulate thereon. <br /> ABANDONED VEHICLES: No abandoned vehicles or junk cars,shall be permitted on any Parcel <br /> except in an enclosed garage or protected from the view of all other Parcels and MUTUAL <br /> EASEMENT ROADWAYS. A vehicle shall be considered abandoned if it remains inoperative for a <br /> period of six(6)months or fails to have current registration and license plates. <br />
