<br /> Hayden, CO 81639, hereinafter referred to as "Grantor", owners of certain lands located in
<br /> Routt County, Colorado, and Sage Creek Holdings, LLC, a Delaware limited liability company,
<br /> whose legal address is 701 Market Street, Suite 862, St. Louis, MO 63101, hereinafter referred
<br /> to as "Grantee," and provides as follows:
<br /> Grantors, for and in consideration of Ten Dollars and other good and valuable
<br /> consideration, the receipt and adequacy of which is hereby acknowledged, grant, bargain, sell
<br /> and convey unto Grantee, its successors, and assigns forever, perpetual and exclusive
<br /> easement for road right-of-way, utility easements, public roadways, and such other
<br /> concomitant governmental purposes as are permitted by laws relating to governmental use of
<br /> road right-of-ways, on, under and across those portions of the following described lands, being
<br /> more particularly described on Exhibit A, and as shown on the Exhibit B map, attached hereto
<br /> and by this reference, made a part hereof:

<br /> Section 22: That portion of the NE'/4NEY4
<br /> Section 23: That portion of the N'/2N'/z
<br /> Section 24: That portion of the NWY4NW'/4
<br /> This 11t Corrected Perpetual Easement Deed replaces and supersedes that particular
<br /> Perpetual Easement Deed by and between Darrel S. Hockett and Judy D. Hockett, husband
<br /> and wife; and Duane M. Hockett and Judy C. Hockett, husband and wife, Grantors and Sage
<br /> Creek Holdings, LLC, Grantee, dated the 7th day of July 2016 recorded 28 March 2017 in the
<br /> records of the Routt County Clerk and Recorder, Routt County, Colorado, at Book Reception #
<br /> 778200.
<br /> Grantors, for themselves, their heirs, executors and administrators do covenant, grant,
<br /> bargain and agree to and with Grantee, its successors and assigns, that Grantors are well
<br /> seized of the easements above conveyed and have good right, full power and authority to grant,
<br /> bargain, sell and convey said easements, and that said easements are free and clear from all
<br /> former and other grants, bargains, sells, liens, taxes, assessments and encumbrances of any
<br /> kind whatsoever.
